Hotel operators are looking beyond traditional methods to maintain large exterior surfaces

For hotels, exterior cleaning is closely tied to the guest experience. Building façades, windows, entrances and surrounding areas are among the first physical elements guests encounter, while cleaning itself has to be coordinated around arrivals, occupied rooms, events and daily hotel operations.

That makes access and scheduling particularly important for large properties. Traditional equipment can require lifts, staging areas or other arrangements that affect parking, entrances and pedestrian circulation.

The hospitality market is also attracting continued investment. JLL’s 2026 Global Hotel Investment Outlook reported that global hotel investment volumes increased 22% from the 2023 trough in 2025, while the U.S. continues to face relatively constrained new hotel supply. JLL expects slower supply growth to support the performance of existing properties.

For hotel owners and operators, maintaining existing assets therefore becomes part of protecting the property’s long term condition and guest facing appearance.

In Dallas, the issue can be particularly relevant because the city’s commercial building stock includes hotels and other large properties with façades made from glass, stucco, EIFS and coated panels. These surfaces do not necessarily respond well to the same cleaning method.
